 Dave has been in financial services for the better part of the last 10years, for the largest privately owned packager in the UK, specialising in Bridging and Buy to Let loans. Dave has been working with Contractors, Developers, Investors and Individuals who require specialist funding to realise their business goals and personal dreams. His interests are Travel and Music, he is a huge Foo Fighters Fan!

Becky

 Becky has been a highly qualified senior dental nurse practising for 10 years. Her dedication and thirst for knowledge makes her a formidable force but she rivals this with compassion, Empathy and practicality for problem solving.

Becky also loves Music and to Travel but her main passion is her family. Becky is a devoted partner and a wonderful mother to their young son Oliver.

Our client had started the project and the existing lender had taking some issues, deciding not to further fund the conversion. We stepped in and provided the full funds to repay the existing debt and a further £200,000 to finish the conversion to create a stunning countryside Villa.

An Existing Semi Commercial block with 18 flats and a large commercial unit gained planning for 10 additional flats over 2 stories to be built on top of the block. We cross charged over 2 properties  to give £500,000 day 1 for all of the structural work and an additional £1.37m to complete the build to s staggering £3.5m GDV over just the 10 new units.

Funding 100% of the purchase, all of the refurb and managing to get the client a refund on their SDLT, this is a prime example of having a great team around you. Standard refurbishments are our bread and butter and we love making our clients happy!

Repossessions - Repositioned

The last few years have been very unkind to a majority of portfolio landlords, increases in base rates, COVID putting an abrupt end to employment impacting rent payments, SVR mortgages unchecked and terms ending during this time meant thousands of landlords missing mortgage payments and defaulting, leaving them facing repossession. We have managed to save 100+ properties, providing finance as quickly as 2 days if needed. Every case for repossession is prioritised and handled with the utmost care and attention to ensure we get the positive outcome you need.

Re-Bridging & Development Exit

Projects can incur delays and plenty of unknown issues and this one was certainly no different. We started with finding there were no utilities connected to the property, moved into delays on site with COVID and then theft of tools and a boiler from the site site, the contractor going bust and a multitude of additional costs for the refurb. 

We negotiated a cheaper bridge to repay the existing and buy additional time this allowed a refinance onto a long term mortgage pulling out £95,000 from the property, saving the client from potential repossession and total loss on the project.
